When you picture luxury real estate in Sonoma County, what comes to mind?
For a lot of people, it’s a sprawling vineyard estate, a long private driveway, acres of land, and panoramic Wine Country views. And while you can absolutely find all of that here, luxury living in Sonoma County comes in a lot more forms than people realize.
Some buyers want acreage, privacy, and enough room to create their own little corner of Wine Country. Others would gladly trade a few acres for the ability to walk downtown for dinner. Some want newer construction, modern amenities, and a neighborhood feel, while others are searching for an older home with character that has been completely remodeled from top to bottom.
That variety is part of what makes Sonoma County’s luxury real estate market so unique.
There isn’t one single area where all of our high-end homes are concentrated. Instead, there are pockets throughout the county that offer completely different versions of an elevated Sonoma County lifestyle.
What tends to make these neighborhoods especially sought after? Usually, it’s some combination of limited inventory, strong aesthetic appeal, desirable surroundings, privacy, views, access to amenities, and a location buyers continue coming back to.
If you’re considering purchasing a luxury home in Sonoma County, here are six areas that should be on your radar.
Fountaingrove | Santa Rosa
Sitting in the hills of northeast Santa Rosa, Fountaingrove offers a combination that can be difficult to find: elevated homes and beautiful views without feeling disconnected from the rest of town.
The neighborhood was heavily impacted by the 2017 wildfires, and much of it has since been rebuilt. That has changed the housing landscape significantly. Buyers will now find many newer homes with modern floor plans, updated finishes, energy-efficient features, large windows, indoor-outdoor living spaces, and the amenities people tend to look for at a higher price point.
You get the hillside setting and views without necessarily taking on everything that comes with owning a large rural property.
Location is another major reason buyers are drawn here. You’re close to Highway 101 and downtown Santa Rosa, while Healdsburg and the rest of northern Sonoma County are still easily accessible. For someone relocating to Sonoma County who wants to feel connected to restaurants, shopping, work, and everyday conveniences, it can be an easier transition than immediately moving onto acreage.
Then there’s the golf lifestyle.
Fountaingrove Club sits right within the community and offers golf, fitness, dining, and additional amenities. For buyers who prioritize that lifestyle, having a club and golf course essentially in your neighborhood can be a major selling point.
We tend to see interest here from relocating professionals, executives, and move-up buyers who have already owned elsewhere in Sonoma County and are ready for something larger or more elevated without giving up the convenience of living in Santa Rosa.
West Side Healdsburg
If your idea of Wine Country luxury includes being able to walk to dinner, grab coffee in the morning, spend the afternoon wine tasting, and head home without ever feeling far removed from the action, the west side of Healdsburg is hard to beat.
One of the biggest draws is its combination of historic charm and modern luxury.
Many homes in this part of Healdsburg are older, but that doesn’t necessarily mean dated. Some have undergone extensive renovations that preserve the architecture and personality of the original home while introducing the finishes, kitchens, bathrooms, and amenities expected by today’s luxury buyers.
That mix gives the neighborhood a character that is difficult to recreate with new construction.
And then, of course, there’s downtown Healdsburg.
The Plaza, restaurants, tasting rooms, boutiques, hotels, and events are all close by. You get to experience the Wine Country lifestyle people travel from around the world to enjoy, but instead of checking into a hotel for the weekend, you get to call it home.
Inventory can also be limited, particularly when buyers are looking for the right combination of location, condition, lot size, and architecture. When a property checks enough of those boxes, it tends to catch attention.
We see interest from Bay Area buyers, people looking for a second home, and buyers relocating to Sonoma County specifically because they want that Wine Country experience. It can also be a great fit for someone who loves the idea of Healdsburg but doesn’t want the upkeep or isolation that can come with a large rural estate.
East Side Sonoma
On the other side of the county, Sonoma’s east side offers its own version of in-town Wine Country luxury.
This is one of those areas where luxury doesn’t necessarily look the same from one street to the next, which is part of its appeal.
Closer to the Sonoma Plaza, you’ll find charming historic homes, bungalows, and Craftsman-style properties. Move farther out and you begin to see larger homes and more substantial luxury properties. Depending on your budget and preferences, there are several different ways to buy into the east side lifestyle.
The common denominator is location.
Being close to the Plaza means restaurants, tasting rooms, wineries, shopping, community events, and many of the things people love about Sonoma are only minutes away. It gives homeowners the ability to feel plugged into the community whether they live here full-time or are only in town for part of the year.
That convenience is especially valuable for second-home buyers.
If you’re coming up from the Bay Area for a few days, you may not want to spend your weekend maintaining acreage or driving 20 minutes every time you want to go to dinner. A home near downtown allows you to arrive, settle in, and immediately enjoy Sonoma.
That’s one reason we see a mix of full-time residents, vacation-home buyers, and people searching for a second property their family and friends can enjoy throughout the year.
Bennett Valley Estates | Santa Rosa
Bennett Valley Estates offers a different piece of the luxury market.
Located in southeast Santa Rosa, the neighborhood gives buyers more space and a slightly more rural feeling while still keeping them connected to the conveniences of town.
The larger lots are a major draw. Depending on the property, you may have rolling hills, surrounding views, room for outdoor entertaining, and a backyard that actually gives everyone space to spread out.
At the same time, you’re not necessarily signing up for the maintenance involved with owning 10 or 20 acres.
Many homes in the area are newer, extensively updated, or have undergone significant remodeling over the years, so buyers can find that larger-property feel without automatically sacrificing modern interiors and amenities.
Another huge benefit is access to the outdoors.
Annadel State Park and Spring Lake Regional Park are nearby, giving residents easy access to hiking, biking, walking trails, and outdoor recreation. For someone who wants to take the dog for a walk, get outside with the kids, or hit a trail without making an entire day out of it, the location makes a lot of sense.
At the same time, Montgomery Village, shopping, restaurants, and Highway 101 are still within easy reach.
Bennett Valley Estates tends to attract move-up buyers, including families who already live in the area and want a larger home or lot without leaving the community they know. We also see buyers who have built equity or wealth over time and are ready to move into something that feels a little more private and elevated while remaining connected to Santa Rosa.
Sebastopol & West County
If your definition of luxury is less about being close to a country club and more about having space, privacy, land, and the freedom to create the lifestyle you want, West County may be a better fit.
Throughout Sebastopol and the surrounding areas, you’ll find a huge variety of rural luxury properties.
There are smaller acreage properties with two to five acres, as well as estates sitting on 20, 50, or even 100 acres. The homes themselves are just as varied, from classic farmhouses and remodeled country homes to striking contemporary builds and large custom estates.
That variety means buyers really need to think beyond bedroom count and square footage when searching here.
What do you actually want to do with the property?
Maybe you want animals. Maybe you’ve always wanted a large garden, fruit trees, a guest house, workshop space, or enough room for family to gather without feeling crowded. Maybe you simply want to look out the window and not see your neighbor’s house ten feet away.
For many buyers, that ability to create their own sanctuary is the luxury.
And while rural living comes with additional considerations—property maintenance being a big one—you don’t necessarily have to feel completely removed from civilization. There are properties that provide meaningful acreage and privacy while still keeping you within a reasonable drive of groceries, restaurants, schools, and the towns you use every day.
We see two types of buyers gravitate toward these areas quite often.
The first is the local homeowner who has spent years in Sonoma County, built equity, and is finally ready to move out of a traditional neighborhood and onto land.
The second is someone coming from the Bay Area or another more densely populated area who has specifically dreamed about creating a different lifestyle here. They want more room, more privacy, perhaps the ability to live a little more sustainably, and a home that feels like a retreat from city life.
Mayacama
And then there’s Mayacama.
For buyers seeking another level of privacy, exclusivity, custom homes, and resort-style living, Mayacama occupies a fairly unique position within Sonoma County’s luxury market.
Gated luxury communities are not especially common here. Much of Sonoma County’s high-end housing exists within open neighborhoods or on private rural parcels rather than behind the gates of a master-planned luxury community.
Mayacama is different.
The community is centered around a private golf and club experience, surrounded by Wine Country scenery and large custom estates. As you wind through the area, the homes feel intentionally integrated into the landscape, with many designed around privacy, views, entertaining, and the overall setting.
Inventory also tends to remain limited, which naturally contributes to the exclusivity of the community.
This is a market that generally appeals to ultra-luxury buyers looking for something beyond simply a beautiful home. They’re buying into an entire lifestyle.
Some residents live here full-time, while others use their Mayacama property as a second home or retreat—a place to come for a few days or weeks, entertain family and friends, golf, relax, and enjoy Sonoma County before returning to their primary residence elsewhere.
For the right buyer, that combination of privacy, amenities, and Wine Country living is exactly what they’ve been searching for.
Choosing the Right Luxury Neighborhood in Sonoma County
The biggest mistake you can make when searching for a luxury home in Sonoma County is assuming there’s one neighborhood—or even one type of property—that defines our luxury market.
There isn’t.
A $2 million, $3 million, or $4 million budget can look completely different depending on where you decide to focus your search and, more importantly, what kind of lifestyle you’re trying to create.
So instead of starting with, “What’s the best luxury neighborhood?” we usually start with different questions.
Would you rather walk downtown for dinner or look out over acres of land?
Do you want a gated community and club amenities, or would you rather have more independence and privacy on your own acreage?
Do you want newer construction and modern design, or does the charm of an older home appeal to you more?
How much property maintenance are you realistically willing to take on?
Do you want to feel connected to a neighborhood, or would you rather barely see your neighbors?
And how important are views, walkability, proximity to wineries, outdoor recreation, or easy access to Highway 101?
You may not get every single item on your wish list in one property. A home that gives you incredible walkability probably isn’t also going to give you 20 acres. The estate with sweeping views and total privacy may require a longer drive into town.
The goal is figuring out which trade-offs actually matter to you—and which ones don’t.
